Local building stock

Granite buildings and the repairs they need

Aberdeen is built in granite, and granite behaves differently from sandstone. The stone itself barely absorbs water, so moisture moves through the joints and the rubble core behind the face. Many granite buildings were later repointed in hard cement, often in raised strap pointing, which traps water in the wall and leads to damp inside and failed joints. Repointing in a suitable lime mortar lets the wall dry out again.

The city鈥檚 granite tenements and terraces, from Rosemount to Old Aberdeen, also need chimney repairs, roof and leadwork, and repairs to sandstone dressings where they were used.

Concrete on the coast

Aberdeen鈥檚 harbour, coastal sites and multi-storey car parks are exposed to salt from sea air and from de-icing in winter. Chlorides reach steel reinforcement faster than the carbonation that affects inland concrete, so spalling on balconies, decks and harbour structures is common. We break out, treat the steel, rebuild with repair mortar and protect the finished repair.

Industrial and commercial sites

The energy sector built up large industrial estates around the city, including Altens, Tullos, Dyce and Kirkhill, Bridge of Don, Westhill and Portlethen. Their workshops and warehouses need floor repairs and hard-wearing resin floors. Further up the coast, food processing in Peterhead and Fraserburgh needs floors that wash down cleanly and resist the chemicals used in cleaning.

Aberdeenshire

Across Aberdeenshire, from Stonehaven and Banchory to Inverurie and Ellon, the building stock is granite, rubble stone and harled walls. Farm buildings and older houses need lime repointing, harling repairs and wall rebuilding.

Frequently asked questions

Questions about work in Aberdeen and Aberdeenshire.

Should granite buildings be repointed in lime?

Granite itself does not breathe, but the joints and any rubble core behind the face do. A soft lime mortar lets moisture out through the joints. Hard cement pointing traps it, which leads to damp inside and failed pointing. We match the mortar to the original after a survey.

Why does concrete in Aberdeen spall?

Coastal sites take chlorides from sea air, and roads and car parks take de-icing salt. Chlorides reach the steel reinforcement faster than carbonation does, so harbour, coastal and car park concrete often spalls early.
