Local building stock

Dundee’s buildings and the repairs they need

Dundee is our home city. The Victorian sandstone tenements of the West End, Hilltown, Lochee and Stobswell share roofs, chimneys and gables between several owners, so repairs usually go through a factor. The common problems are failed cement pointing, eroded stone at sills and string courses, chimney stacks that need rebuilding, and back court walls that have bulged or lost their render.

The city’s textile past left large brick and stone mills and warehouses, many now flats, offices and studios. These carry cast iron, heavy masonry and concrete floors added during conversion, and they need masonry, concrete and floor repairs that respect the original structure.

Dundee is built on a hillside above the Tay. That means retaining walls, external stairs and steps all over the city, and plenty of exposure to wind-driven rain off the estuary. Concrete steps, landings and walls on these sites wear and spall faster than sheltered ones.

Post-war housing, schools, car parks and university buildings bring concrete repairs: spalling balconies and walkways, corroded lintels and cracked slabs.

Industrial and commercial sites

Industrial estates around the city, including Kingsway West, Dryburgh, Baldovie, Wester Gourdie and the Technology Park, need slab and floor repairs and hard-wearing resin floors. Harbour-side sites need concrete repairs where salt air speeds up corrosion. In Angus, the food and drink businesses around Arbroath, Forfar and Montrose need hygienic process floors that wash down cleanly.

Angus

Angus has its own stone. Arbroath and much of the county are built in red sandstone, which is soft and needs lime mortar and careful indenting. Montrose and the coastal towns take salt and wind off the North Sea. Inland, farm steadings and rubble cottages need lime repointing and wall rebuilding.

Travel and response

Our base is in Dundee, so sites in the city are minutes away, and most of Angus is within 45 minutes. That makes a first visit quick to arrange and lets us respond quickly when something fails.

Frequently asked questions

Questions about work in Dundee and Angus.

Do you work with factors on Dundee tenement repairs?

Yes. We survey the common repair, report what we find with photos, and give costed options the factor can share with the owners. Common stairs, back green walls, chimneys and stonework are typical tenement repairs.

Can you lay a resin floor in an industrial unit in Dundee?

Yes. We prepare the slab, repair cracks and joints, and lay the resin system to suit the traffic and the process, phased around the unit where it must stay open.

How quickly can you visit a site in Dundee or Angus?

We are based in Dundee, so sites in the city and across Angus are the quickest for us to reach. Call or send the form with photos and we will arrange a visit.
