Who we work with

Who we work with

A&B Building Solutions works for commercial, industrial, property management and residential clients across Scotland. Each kind of client needs something different from a specialist contractor. This is how we work with each of them.

Your building.
Your programme.
A clear plan for repair.

Commercial and industrial clients

Commercial and industrial sites need repairs carried out safely, to a programme, while the business keeps running. That means risk assessments and method statements for each job, site inductions and permits, and a contractor whose health and safety arrangements have been checked. A&B is CHAS accredited.

We phase work so production areas, entrances and loading bays stay in use, and choose materials with cure times that fit the closure. Floors, slabs, plinths, ramps, pits and the building envelope are all covered by one contractor.

Example: Polyurethane resin flooring at Whyte & Mackay, Grangemouth

Property managers and factors

Factors and property managers need to explain a repair to owners or landlords who have not seen it. We survey the defect and report with photos, the likely cause, the recommended repair and costed options in order of priority, so the decision can be made on the facts.

Tenement and communal repairs are planned around residents, with access, protection and working hours agreed in advance.

Architects, surveyors and engineers

When a repair has been specified, it needs to be built as specified. We work to your specification and drawings, and record the work with photos before, during and after for your file.

We work alongside architects, structural engineers and loss adjusters, including on insurance-backed claims, and can coordinate with conservation officers on listed buildings.

Example: Stone gable crack stitching and lime repointing

Main contractors

Main contractors often need a specialist for one package within a larger job: concrete repairs, resin flooring, tanking, stone repairs or lime pointing. We can take on these packages as a subcontractor, working to your programme, site rules and documentation.

We are CHAS accredited and provide RAMS for each package.

Example: Concrete repairs and MMA resin on the Aldi Carluke ramp

Heritage property owners

Owners of listed and traditional buildings need repairs that match the original: lime mortars, natural stone from UK quarries matched to the existing, cast iron rainwater goods and traditional details. Cement and modern materials on old buildings usually cause more damage than they fix.

We work with your architect where you have one, and with the conservation officer where consent is needed.

Example: Restoration of The Coach House, Perth

Homeowners

We take on larger and more technical repairs for homeowners: chimneys, full gables and elevations, external stairs and steps, render, basements and repairs flagged in a survey or home report.

You get the same survey, written specification and quote as a commercial client, so you know what is being done and why.

Example: External concrete stair refurbishment
