Commercial and industrial building maintenance and repairs

A&B Building Solutions carries out planned and reactive building repairs for commercial and industrial properties, facilities managers and factors across Scotland. We repair façades and external fabric, investigate defects and write repair reports, and phase the work around occupied buildings from our base in Dundee.

What we repair

Maintenance for commercial and industrial buildings

Commercial buildings need repairs done properly, to a programme, without stopping the business inside. We cover the building fabric: concrete, floors, waterproofing, stonework, render and the external envelope.

Planned maintenance

Planned maintenance deals with defects before they become emergencies. We survey the building, list the defects by priority, and carry out the work in phases that suit the budget and the building’s use. Typical items are concrete repairs, floor repairs and recoating, pointing, render, rainwater goods and sealants.

Reactive repairs

When something fails, such as spalling concrete over an entrance, a damaged floor in a production area, render coming away, or water getting into a basement, we make it safe first, then carry out a permanent repair.

Phasing work on occupied buildings

Most commercial sites cannot close for repairs. We phase the work so areas stay in use, separate our work areas from staff and the public, and choose materials with cure times that suit the closure. At Aldi in Carluke we refurbished the disabled access ramp with a rapid-setting repair mortar and an MMA resin that cures in hours.

Multi-site work for facilities managers and factors

For clients with several buildings, one contractor and one reporting format makes repairs easier to compare and budget. From our base in Dundee we cover sites across Scotland, with travel planned into the programme for sites further away.

External Building & Façade Repairs

External building and façade repairs

The external envelope keeps water out of the building, and failures show up first as staining, damp, loose material and leaks. We repair façades and external fabric: concrete and stone repairs, render and roughcast, pointing, lintels and sills, and rainwater goods.

On commercial façades, falling material is a public safety issue. Where we find loose concrete or stone, we make it safe straight away and record it, then programme the permanent repair. Access is by scaffold, tower or powered access, chosen for the building and the site.

Surveys, Investigation & Building Repair Reports

Surveys, investigation and repair reports

A good repair starts with the right diagnosis. We inspect the building, investigate the cause of each defect, and write a report that a facilities manager, factor or surveyor can act on: the defects with photos and locations, the likely cause, the recommended repair, and costed options in order of priority.

Where a defect needs more than a visual inspection, such as cracking that may still be moving or damp with an unclear source, we say so and recommend the right next step, which may be monitoring, opening up, or a structural engineer.

Our approach

How we carry out commercial maintenance

  1. Visit and survey

Defects recorded with photos and locations, and causes investigated.

  2. Report and options

Repairs listed by priority with costed options.

  3. Programme

Work phased around the building in use, with working hours agreed with the site.

  4. RAMS and induction

Risk assessments and method statements for each job, and site induction for our team.

  5. Repair

Work carried out to the agreed specification and programme.

  6. Record

Photos of each repair before, during and after.

Who we work with

Who we do this for.

  • Facilities managers and estates teams need one contractor who can deal with concrete, floors, waterproofing, stonework and the building envelope, to a programme, with RAMS and the right accreditation. We are CHAS accredited and work to each site's induction and permit rules.

  • Factors and property managers need clear reports with photos and costed options they can take to owners or landlords, and repairs carried out with residents and tenants in mind.

  • Main contractors can bring us in for specialist repair packages within a larger project.

How we work with each kind of client

Project costs

What affects the cost.

Reactive repairs are priced per job after a visit. Planned work is priced from a survey and can be broken into phases or priorities, so the most urgent items are done first and the rest budgeted for.

Access, working hours, out-of-hours or weekend working, and the need to keep areas open all affect the price. Where a building needs a full condition survey, the report is priced separately from the repairs it recommends.

What clients say onGoogle

Would highly recommend A&B Building solutions. Had the guys carry out some works for an emergency render repair over the winter. Excellent from start to finish and the pricing was spot on. Will definitely be using them again for future works. Thank you!

Frequently asked questions

Commercial building maintenance questions.

Can you work while our building stays open?

Yes. We phase work so areas stay in use, separate work areas from staff and the public, and agree working hours with the site. On the Aldi ramp in Carluke we used a rapid-setting repair mortar and a fast-curing MMA resin.

Do you provide RAMS and site documentation?

Yes. We provide risk assessments and method statements for each job and work to the site's induction and permit procedures. We are CHAS accredited.

Can you carry out emergency repairs?

Yes, where the defect allows. One of our Google reviews is from a client whose render failed over the winter and needed an emergency repair.

Can you look after several sites for us?

Yes. We are based in Dundee and cover sites across Scotland, so one contractor can handle repairs across a portfolio, with the same reporting format for each site.

What goes in a building repair report?

The defects found, with photos and locations, the likely cause of each, the recommended repair, and costed options in order of priority.
