Stone repairs and lime repointing in Scotland

A&B Building Solutions repairs sandstone and other natural stone, rebuilds stone walls, and repoints full elevations and gables in lime mortar across Scotland. Stone is sourced from UK quarries to match the original and mortar is matched for colour, aggregate and strength, working from our base in Dundee.

What we repair

Stone repairs

Natural stone decays when water, frost and salts work into it, and faster when hard cement mortar or cement patches force moisture out through the stone instead of the joints. The repair depends on how deep the damage goes.

Sandstone repair

Scottish sandstone is often soft and laid in beds, so it delaminates and flakes as water gets between the layers. Shallow decay can be dressed back to a sound face. Deeper decay is cut out and indented with new stone, or built up with a lime-based stone repair mortar where a small area is involved.

Stone replacement and indenting

Where a stone has decayed too far, we cut it out and replace it, either as a whole stone or as an indent set into the sound part of the original. New stone is cut to the profile and dressing of the stones around it, so the repair reads as part of the wall.

Colour matching

Stone is sourced from UK quarries to match the original in colour, grain and bed. Mortar is matched for colour, aggregate and strength against the existing building, so new pointing does not stand out or behave differently from the old.

Stone wall repair and rebuilding

Boundary walls, garden walls and retaining walls bulge and collapse when water and roots get into them or when the ground behind pushes them over. We take down the failed section, salvage and clean the stone, and rebuild it on a sound base, adding drainage behind a retaining wall where water is the cause. On a stone boundary wall rebuild we built a new masonry backing, then rebuilt the face in natural stone and finished it with stone coping.

Lime repointing

Lime mortar and why cement damages stone

Lime mortar is softer and more permeable than the stone it sits between. Water evaporates out through the joints, and any movement or decay happens in the mortar, which is cheap to renew. Cement mortar is harder and less permeable than most stone, so moisture leaves through the stone instead, carrying salts that break down its face. That is why stone repointed in cement often decays faster than it did before.

Full elevation and gable repointing

We rake out failed and cement mortar by hand to a sound depth, clean and dampen the joints, and repoint in lime, finishing the joint to suit the stone. On a traditional stone gable we removed the ivy and failed mortar, installed crack stitching bars, tied the chimney back and repointed the whole elevation in lime. On a traditional stone cottage we repaired and repointed sections of the rubble stone walls, keeping the character of the original construction.

Brickwork repointing

Older brick buildings were laid in lime too, and the same rules apply. On The Coach House in Perth we repointed the red brickwork throughout in Mason’s Mortar lime mortar.

How long repointing takes

A typical gable elevation in lime mortar takes 2 to 4 weeks, depending on its size, the weather and the surface preparation. Lime must be protected from frost, rain and strong sun while it sets, which the programme allows for.

Our approach

How we carry out stone repairs and repointing

  1. Survey

Condition of the stone and joints, previous repairs, and the cause of any damp or movement.

  2. Samples

Mortar and stone matched to the existing for colour, aggregate and strength.

  3. Raking out

Failed and cement mortar removed by hand to a sound depth without damaging the stone arrises.

  4. Stone repairs

Indents, replacement stones and repair mortar carried out before repointing.

  5. Repointing

Lime mortar packed in layers and finished to suit the stone.

  6. Curing

New work protected from frost, rain and sun while the lime sets.

Who we work with

Who we do this for.

  • Commercial property owners and facilities managers need stone elevations kept safe and weather-tight, with loose stone and failed joints dealt with before they become a hazard over a pavement or entrance. We plan access and protection around the building's use, and we are CHAS accredited.

  • For factors and owners' associations, a tenement or terrace elevation is a shared repair. We survey the whole elevation and give costed options so the work can be agreed between owners.

  • For homeowners, typical jobs are a full gable, a chimney stack, a garden or retaining wall, or a front elevation flagged in a survey.

How we work with each kind of client

Project costs

What affects the cost.

Repointing is priced on the area of wall, the depth of raking out needed, and the access. A gable from a tower scaffold costs less than a full elevation on a tenement, which needs a scaffold licence and pavement protection.

Stone repairs depend on how many stones need indenting or replacing, the stone type and its availability, and the carving or dressing needed. We price from a survey, with each repair listed so you can see where the cost goes.

What clients say onGoogle

We needed a quality operator with the skills and experience to re point the sea facing wall of our home in Anstruther, Fife, a traditionally 3 story property built in the 1800’s. We were recommended to speak to A&B Building Solutions who proved to be the ideal company. We agreed a competitive price for the job and are delighted with the results. The guys were very professional and solved a number of unforeseen challenges. I’d happily recommend A&B Building Solutions to anyone looking for work to be done in their property and will definitely be contacting them first any future needs.

Frequently asked questions

Stone repair and repointing questions.

How long does a full elevation repoint take?

A typical gable elevation in lime mortar takes 2 to 4 weeks depending on size, weather and surface preparation. You get a firm programme before work starts.

Can you match existing stone or mortar?

Yes. Stone is sourced from UK quarries to match the original. Mortar is matched for colour, aggregate and strength against the existing building.

Should I repoint in lime or cement?

Traditional lime mortar suits period and listed properties and most solid stone walls, because it lets moisture out through the joints. Cement-based mortar suits modern construction. We match the mortar to the building's age, exposure and existing fabric.

Can lime pointing be done in winter?

Lime needs protection from frost while it sets, so winter work needs care. In cold spells we protect new work with hessian and sheeting, or programme the repointing for milder weather.

What is indenting?

Indenting means cutting out a decayed stone, or the decayed face of one, and setting in a new piece of matching stone. It keeps as much original masonry as possible while removing the damaged material.
